As all of the other five-star reviews attest to, Li Li is a top notch real estate agent. My wife and I had been searching for a home for the better part of a year and were wary of the market turbulence that we'd seen (i.e., the local market had appreciated rapidly the past year and prices appeared to have leveled out and I was certain that we were in a bubble that would burst within the month, while my wife disagreed and thought that we needed to buy now because prices would continue to climb). We brought Li Li aboard and with her decades of experience she was able to tell us that homes in our target area were likely to continue to appreciate, which was really what I needed to hear to be able to commit to a purchase. (At this point, it would appear that Li Li was 100% correct.)
 
She was also able to find us several homes that were just our style and in our price range: Spanish old-world exterior, updated / modern interiors in the mid-city section of Los Angeles. When we ended up bidding on the first one, she warned that our bid was too low given the hot market, but she wasn't pushy about anything and went through the trouble of preparing all of our papers to submit the formal offer. (She makes the preparation of the offer package completely painless.) Again, she was right, and the seller asked us to submit a higher offer before they would counter. In the meantime, she walked us through another even better property--a true dream home--and she was able to communicate with the buyer's agent to gauge the level of interest (high) and number of offers coming in, and helped us to put together a strong offer package, emphasizing the strength of our loan approval and setting an appropriate starting bid. 
 
She established a good rapport with the seller's agent and through several rounds of negotiations, we came out on the top of a field of numerous offerors. Since we were first-time homebuyers, Li Li also walked us through the escrow, titling, inspection, etc. processes and explained how everything worked and what the purpose of each step was and made all of that seem like a breeze. I called her at off hours and on weekends at several points in the process with questions, and she always took the time to get me quick responses. What's more, when the city inspectors decided to be sticklers about the adjustment of a front yard feature of the home that my wife liked, and when it appeared that this adjustment might cause the whole deal to fall through, Li Li was able to negotiate several credits and bonuses with the seller that appeased my wife and that were acceptable to the sellers.
 
I am happily typing this review from the living room of my new home, and without exaggeration, I can say that none of this would have been possible without Li Li's combination of experience, hard work, patience (mostly with me and my never-ending stream of questions), and negotiation / people skills.
